Student Room Prices Rise 6%, Amsterdam Nears €1,000

Student accommodation costs have risen by 6% compared to last year. The average rent in the first quarter of 2025 was €683 per month, up from €658 in the same period last year. This increase in rent reflects a growing demand and continued shortage of available student housing.

Rising Costs in Major Cities

Amsterdam remains the most expensive city for student housing, with an average rent of €979 per month. Other cities like Utrecht (€803) and Haarlem (€770) follow closely behind. However, Enschede offers the most affordable option, with rents just below €400 per month.

 

Housing Shortages Contribute to Higher Prices

The shortage of student housing is a significant issue. Despite this increase in demand, the number of rooms available remains limited, leading to fewer options and higher costs for students. The shortage continues to be fueled by regulatory challenges that discourage property owners from renting out spaces.
